A workplace shared by dozens of companies

A coworking floor holds freelancers at hot desks, small teams behind glass in private offices and guests arriving for meetings throughout the day. Members pay for a space that feels ready the moment they badge in, and they notice a crumb-covered bench desk or an empty towel dispenser quickly. Loom Janitorial gives each part of the floor its own tasks, so open desks, enclosed offices, booths, kitchens and event rooms are each cleaned for the way people use them.

The program is written for the operator or community manager who runs the space, whether it fills one floor of an older downtown building or several suites in a newer office complex. One task list per zone keeps the work easy to check and easy to change as the floor plan shifts.

Hot desks, dedicated desks and private offices

Open bench desks change hands every day, so their tops, monitor arms and chair armrests get a wipe every visit once members have cleared them. Dedicated desks keep their owner’s things in place: the crew cleans the open surface around laptops, notebooks and personal items without moving or opening anything.

Private offices follow the list the operator sets for each member company. That can be as simple as trash, vacuuming and a desk wipe, or as detailed as glass walls, whiteboards and a small coffee station. Offices with their own locks are entered only where the operator has arranged access, and every cleaner is background-checked before working on a member floor.

Phone booths, meeting rooms and the event space

Enclosed phone booths are small and booked back to back, and they collect fingerprints on the glass and smudges on the seat and desk shelf. Each visit covers the glass, door handle, seat, shelf and floor of every booth.

Bookable meeting rooms go back to the same starting point after every visit: tables wiped, whiteboards cleaned unless a note asks to keep them, chairs pushed in, screens and remotes wiped and bins emptied. When the space hosts evening talks, workshops or member mixers, Loom can add an after-event visit that clears food and drink, resets the furniture and puts the room back in its daytime layout.

Member kitchens, lounges and coffee bars

The kitchen is where a coworking space gets judged. Counters, sinks, appliance fronts, microwave interiors, the coffee machine exterior and the dining tables are cleaned on every visit, and the floor is mopped. Loading or emptying the dishwasher can go on the list, and the refrigerator is cleared out on the day the operator chooses.

Lounges with sofas, rugs and upholstered seating get vacuumed, with cushions put back in place and side tables wiped. Coffee, snacks and kitchen goods can be topped up by our pantry restocking team, while restroom paper, soap and liners come from our stock or the operator’s own.

Hours that start early and end late

Coworking members often have access well beyond nine to five, so the floor is rarely empty. Recurring visits are set for the quietest window the operator sees, and the crew works zone by zone, leaving an occupied office or booth for later in the visit so a member finishing a late call is never pushed out of the room.

In the daytime a day porter can keep up with the kitchen, restrooms and front desk area: emptying full bins, wiping the coffee bar, refilling paper and catching spills. That pairing suits spaces that host events or rent meeting rooms to outside groups.

Floors, glass and the periodic work

Coworking interiors lean on glass partitions, polished concrete, luxury vinyl and carpet tile, often all on one floor. Glass walls and doors are spot-cleaned on every visit and fully wiped on a set rotation. Hard floors get a dry dust pass followed by a damp mop. Concrete can be scrubbed as periodic work, and resilient tile can be stripped and refinished as part of Loom’s commercial floor care.

Carpet tile in lounges and private offices takes heavy rolling-chair wear. Loom offers hot-water extraction and spot treatment for that carpet through commercial carpet cleaning, and we recommend a weekend booking so it has time to dry before the floor fills again.

From brick lofts to glass office floors

Flexible workspaces turn up throughout Loom’s service area, from converted brick buildings in Oakland and San Francisco to Peninsula office floors in Palo Alto, downtown suites in Sacramento and San Jose, and the downtown core of Reno. Older buildings bring original hard floors, exposed brick and narrow stairwells; newer ones bring glass, carpet tile and badge-controlled doors. The task list follows the building as well as the membership.

To get started, send the floor plan, member access hours, the count of booths, meeting rooms and private offices, and any event nights on the calendar. The written quote lists each zone with its tasks and visit days, keeps periodic floor and carpet work on separate lines, and comes with supervisor quality inspections and a certificate of insurance for the operator.

A few useful answers

Common questions

Will the crew move members’ laptops or papers on dedicated desks?

No. Dedicated desks are cleaned around whatever the member leaves out, and personal items, papers and devices stay exactly where they were.

Will the crew work around members who stay into the evening?

Yes. The crew moves zone by zone and saves occupied offices and booths for later in the visit, so late workers can finish without interruption.

Can private offices have a different task list from the open floor?

Yes. Each private office can carry its own list and visit days set by the operator, while open desks, booths and the kitchen follow the floor’s main schedule.

Do you reset meeting rooms after evening events?

Yes. An after-event visit can be booked for any night the space hosts a talk, workshop or mixer, returning tables, chairs and whiteboards to their daytime setup and clearing the kitchen and bins.

What affects the cost of cleaning a coworking space?

Floor area, the number of booths, meeting rooms and private offices, member access hours, kitchen use, event nights and any daytime porter hours. Carpet extraction and floor projects are quoted on their own lines.
