Janitorial service for an entire campus

An office park is a set of buildings, one property manager and a long list of tenants with different hours and expectations. Loom Janitorial runs janitorial services across the whole campus: shared lobbies and restrooms, individual suites, amenities and the exterior points visitors see first, under one program and one report for the manager.

Service starts with a campus walk alongside the property manager to list every building, common area, amenity and tenant suite, and to set the park’s common-area schedule apart from suite-by-suite service.

Business parks across the region

Multi-building parks are common across Northern California. Office parks in Rancho Cordova and business parks in Hayward mix professional, life-science and light industrial tenants.

We clean business parks and office parks in Rancho Cordova, Hayward, Sacramento, San Jose and across Northern California and Nevada.

Common lobbies and restrooms

Lobbies, corridors, stairwells and common restrooms carry the owner’s reputation. They sit on the park’s common-area schedule, with entrance glass, directory signs, elevator panels, rails and floors cleaned each visit and restrooms restocked with our supplies or the property’s own.

Shared spaces get their own line in each quality inspection, apart from the suites, so the manager can see how lobbies and restrooms are holding up before tours and tenant meetings.

Suites with separate visit times

Every tenant suite has its own visit times, task list and contact. A law office may want service after six while an engineering firm prefers early mornings, and both are handled without changing the park’s common-area schedule. Billing can run through the park or straight to the tenant.

Suite work covers reception areas, private offices, conference rooms, break rooms and in-suite restrooms. Add-ons such as commercial carpet cleaning or a move-out clean through our tenant turnover cleaning are booked suite by suite.

Amenities tenants share

Fitness rooms, cafés, conference centers and tenant lounges are part of what a park offers. Fitness equipment touchpoints, mirrors and floors are cleaned and locker rooms restocked.

Café tables, counters and waste stations are cleaned after service, and conference rooms are reset after each event, ready for the next tenant who books them. Parking-garage lobbies and elevator cabs get the same care as building lobbies, with floors, buttons and walls cleaned on the night route.

Exteriors and porters between buildings

Entry glass and door hardware, walk-off mats and the outdoor smoking and break areas get regular attention: ash urns emptied, tables and benches wiped, litter collected. Mail rooms, package lockers and the loading-area doors several tenants share are wiped and swept on a set cycle.

Day porters work a route across buildings during business hours, checking common restrooms, tidying lobbies, catching spills and answering the manager’s calls. See how our day porter service works.

Keys, alarms and the wet months

Each building in a park tends to have its own keys, access cards and alarm panel. Before the first night, Loom records which crew members can enter which buildings, how each alarm is armed and disarmed, and which doors must stay locked behind the crew. Suites with their own locks or badge readers are added one at a time, so no door is left open while the crew works in another building.

During the first weeks, the supervisor inspects more often and adjusts task lists building by building as tenants say what matters to them. When the rains arrive, entrance mats, lobby floors and stairwell landings move up the list so tracked-in water and leaves stay out of suite carpet, and each lobby is mopped early enough on the route that it has time to dry before tenants arrive.

One program for the property manager

The manager works with one Loom contact, one common-area schedule and one inspection report broken out by building. Tenant requests can come through the manager or directly. Loom crews are background-checked, and the owner and any tenant who asks receive a certificate of insurance.

Office cleaning serves a single workplace on a single schedule. A business park is many tenants under one manager, so this service is built on coordination across buildings, suites, amenities and porter routes. Cost reflects building and suite count, common-area square footage, porter hours and visit frequency, with a written quote after the campus walk.

A few useful answers

Common questions

Can every tenant choose different cleaning hours?

Yes. Each suite keeps its own visit times and task list, and the common areas stay on the park’s common-area schedule.

How is the property manager kept informed?

Through one inspection report covering every building and shared area, with suite-level notes for tenants who want them.

Can a porter work across several buildings?

Yes. A campus route takes the porter through lobbies, restrooms and entries in each building during the workday.

Are the park’s fitness room and café included?

Yes. Fitness equipment touchpoints, floors and locker rooms, plus café tables, counters and waste stations, sit on the common-area schedule.

Can you clean a suite between tenants?

Yes. A move-out clean resets walls, fixtures, restrooms, kitchenettes and floors before the next lease starts.
